HighPoint as it’s now called, under the ownership/management of PYL, has secured a 10 year lease agreement with Solent NHS Trust, who will occupy the entire middle floor.
This agreement will generate income to cover over 40% of the buildings running costs and has very much helped towards supporting the business model for the building moving forward.
This building is a great asset to Thornhill and our Charity, any surplus funds are spent on much needed projects that will benefit Thornhill and its Residents.
When Eastpoint closed in February 2014, and the building reverted to PYL control as the landowner, the PYL Board and Staff had to make some very hard decisions and fast.
Having lost 50% of our annual income (from leasing the land to Eastpoint) overnight, none of the decisions in front of us were going to be easy.
Faced with the loss of income and the additional cost of this very large building, we had two clear choices:
Fight on and get the building open for business as soon as practicably possible.
OR Sell it, probably at a loss.
The Board and Staff agreed that the best outcome would be to fight on. We knew it wouldn’t be easy, however, we weren’t quite prepared for the major challenges we would have to face.
Having put a large banner on the side of the building stating under new management, open autumn 2014, a serious defect in the gas pipe work was discovered.
This put many of our plans on hold with no means of heating the building.
We honoured the bookings we had taken and heated the space with small electric heaters until the heating was fixed in December 2014.
Many if not all of the bookings we took in those early days have remained with us as clients. The feedback from the clients was good, and they seemed to really like how we do things.
HighPoint is a very large building with the top floor (level two) being able to seat 600 guests theatre style.
This floor has a selection of rooms that can be set up in a majority of configurations to suit the requirements of most functions.
